The Cottage is detached and provides comfortable and stylish accommodation for up to six people and a baby. Church Farm Cottage sits in its own enclosed garden and is entirely self contained and accessed via its own driveway.
The cottage has three double bedrooms (one with a king-size bed and 2 with twin beds ) plus a delightful baby's nursery room, (situated next to the master bedroom). There is a family bathroom, and on the ground floor a large shower/ wet room as well as a separate cloakroom with W.C. and a washbasin. In the cosy sitting room there is with a comfortable leather suite, two high-back armchairs and wood burning stove and french windows which open on to the garden. All this, together with the superbly equipped dining kitchen, provide the perfect base for your holiday in Lincolnshire.
We really want our guests to have a great time at the cottage and lots of home from home luxuries are provided - good bed linen and large towels, ,DVD, Video and Free-view TV, Hi fi, Dishwasher and Washer/dryer machine. A selection of films, books, games, magazines and local maps and information are provided for the use of guests throughout their stay. You are welcome to wander out to the chicken coop and collect fresh eggs for breakfast!. We can provide bicycles for children and adults, including child seats and a child tandem bike, to explore the local area. The cottage is very cosy and warm in winter, it is very well insulated, double glazed and has oil fired central heating as well extra heat from the wood burning stove. Garden Furniture and a gas barbeque are provided so that you can make full use of the garden.
The cottage is great for family holidays or as a cosy retreat for two. Bed linen, towels and fuel are included in the price. We also provide some little extras that make Church Farm Cottage a special experience, like a welcome tea tray.
We take great pride in the cleaning of the cottage, every room is throughly cleaned on each changeover and our cleaning standards were highly commended at our last inspection (23.3.11) when we were awarded our 4* status.

Local villages within walking or cycling distance provide a variety of facilities. There are two Public Houses with restaurants in Langworth (1 mile approx.) a Country Pub with restaurant in Scothern (1½ miles). Nettleham and Welton are larger villages with more facilities (3 miles).

The cottage interior is light and airy and equiped to a high standard with modern, comfortable furnishings. The kitchen is very well equipped with high quality, built-in appliances (dishwasher, coffee maker, fan oven, ceramic hob, washing machine/dryer, microwave, fridge, freezer etc). For the family chef we have cookery books and lots of additional kitchen equipment just ask us if you need a particular item, we may well have it or can supply it.
The cottage renovations were designed by an architect to allow the building to be accessible to both disabled and able bodied guests. The ground floor is all on one level. From the garden and drive there is a slope to the front door.
Our ground floor facilities are particularly suited to elderly or mildly disabled guests (or older children who want a bit of space from parents!) There is a twin bedroom, separate large cloakroom, containing a lavatory with space around and hand rails, and a wash basin. The ground floor shower/wet room can accommodate a wheelchair if necessary.
We have many mildly disabled and elderly guests to stay (one family was on their 4th stay this summer).
Children are very welcome at the cottage and the youngest guests are well catered for in a nursery bedroom with high quality equipment situated nest to the master bedroom.
The cottage is centrally heated by oil and is well insulated; double glazed and keeps very warm. Use the lovely wood burning stove in the sitting room to provide additional heat.
Bed Linen (duvets) and towels are provided. If you prefer sheets and blankets on your bed, you are welcome to bring these with you. Please bring your own beach towels for the seaside / pool and garden. Bed linen is also available for the cot or you may prefer to bring your own.
Please note that smoking is not allowed anywhere inside the cottage.
Our usual changeover day is Friday; the cottage is available for our guest occupancy from 3pm on the day of arrival to 10am on the day of departure. During the winter months we can often be flexible on the departure time, if we have no new guests coming in the same day. Please ask on arrival if it is possible to extend your departure time.

Good quality bicycles are available from us, should you require them. we also have 2 child seats and a childs tandem bike. We do have some helmets, but you may prefer to bring your own to get the correct fit. Let us know if you will wish to use the bikes and the ages of any children in order that we can prepare them. We provide cycle locks and expect guests to take care of the bicycles, and lock and store the cycles safely while in their care. Guests would be held liable for replacement, if the bicycles, seats or helmets, are lost, damaged or stolen through negligence. A small charge (£5 per bike) is made to cover the cost of preparation, upkeep and tyres.
The cottage does not have a telephone land-line but the mobile phone reception is usually very good. It is usually possible to use a lap top computer in the cottage with our wireless broadband connection (acccess code available from us). However, this is the countryside and broadband reception is less reliable and the speed can be a lot slower than in towns and cities!.
If you need to use the telephone in an emergency please come to the house and use ours.
We are happy to arrange babysitting for parents of young children if you would like to have an evening out.
Having four children of our own (nearly all grown up now!) we consider ourselves to be very child friendly and understand the difficulties in travelling with children. The cottage has lots of equipment for young children e.g. stair-gate, child loo seats, potty, bottle warmer, cutlery and crockery, child steps, books and games to name a few!! Nothing is too much trouble; just ask we may have it! We also have a range a outdoor toddler toys outgrown by our children, little bikes, pedal cars, dolls pram, see-saw and sandpit etc.We keep them in a garage, just ask if your children would like to use them.
On the paddock meet Bill and Ben, the miniature ponies!they always very happy to eat to occasional apple or carrot! You are welcome to bring your own horse or pony, we have ample grazing, stabling and there are lots of bridleways.
We really like dogs and want to continue accepting them, but we have had some difficult experiences, so we have to have a few rules. You must refer to, agree to and sign our Terms and conditions on pets, before bringing a dog to the cottage.We make a charge of £10 per dog per stay (2 dogs absolute maximum) for the extra cleaning involved. In bringing your dog to the cottage you agree to the charge, which is payable direct to us. You will find that most cottages which accept dogs make a charge and often it is far more than ours. The cottage garden is totally enclosed (4 ft high fencing and sheep fencing behind the hedges) and providing the gates are closed it would be very difficult for a dog to escape.
We have a gas barbeque available for guest use.

We have free range chickens in the paddock and you are welcome to visit them. We keep vegetarian table scraps and feed them to the chickens; you are welcome to do the same. Just remember, do not feed them after mid day as this could mean food sitting around on the ground at night which attracts vermin.
The wonderful eggs they produce, (much better than supermarket eggs!) are usually available free of charge to cottage guests, just ask if you would like some. The chickens often have a rest from egg laying in the winter so fewer eggs are available then. Our chickens are pets and live long and happy lives until they die of old age! Children often like to collect eggs for breakfast we are happy to let them do this, younger children will need adult supervision. |

We have a pond (securely fenced and gated ) in the paddock. You are welcome to walk around or sit on the bench by the pond. It is usually a very peaceful place, but please, for their own safety, do not allow any unsupervised children near the pond.
On the paddock directly behind the cottage garden we keep a variety of animals usually the minature ponies,Bill and Ben, occasionally cattle or our pet sheep Bertie and his 3 lady friends. Please do not go on to the paddock if animals are present as they are wild animals and can be unpredictable with strangers.
Bertie loves apples and carrots and will come up to the gate to be fed! But mind your fingers, he's old, but still has teeth!
We usually have the wood burning stove set up for you to light when you arrive. It is not difficult to use and creates a lovely glowing log fire, without the smoke and sparks of an open fire. We are completely converted and have two wood burners in the house and one in Chris's office. Wood is available from the woodshed on the main drive or the open barn on the cottage drive, ask one us to carry it for you to prevent injury. Remember not to let children play on wood piles as they could become unstable and may cause injury.
Ash from the grate can be scattered in the garden or on the compost heap when it is cold.
